Purchase Process

Once you have completed the reservation form and paid the reservation fee, you have taken the first step towards the purchase of your new home. All reservations are accepted subject to a timetable agreed with our Sales Advisor at the time of reservation.

In order to smooth the way to legal completion there are certain steps which we have to take and others which can only be in your hands.

ASPREY HOMES WILL: TO BE DONE BY: YOU NEED TO:
  • Contact everyone in your chain to confirm the timetable for Exchange of Contracts.
  • Confirm your reservation and instruct our solicitor to issue contract documents to your solicitors.
IMMEDIATELY
  • Instruct your chosen solicitor, pay the local search fee and sign to authorise your solicitor to apply for the title deeds of your property (if applicable).
  • Advise your Estate Agent of the timetable for Exchange of Contacts and ask for this information to be passed on to all parties in the chain (if applicable).
  • You may be contacted by an independent Financial Advisory Company to qualify your ability to purchase.
WITHIN
48 HOURS
  • Complete your mortgage application form, pay the mortgage survey fee and advise the lender of the timetable for Exchange of Contracts (if applicable).
  • Inform employers, bank/building society of the need to supply references quickly to the mortgage lender if requested.
  • Contact your solicitor to confirm they have received the contract.
WITHIN 3 DAYS OF
RESERVATION
  • Contact your mortgage lender or broker to find out the date of your mortgage survey appointment and advise our Sales Advisor so that access can be arranged.
  • Make an appointment for you to visit the development to complete our reservation checklist.
WITHIN 1 WEEK OF
RESERVATION
  • Contact your solicitor to confirm that all documents have been received.
 
WITHIN 2 WEEKS OF
RESERVATION
  • Contact your lender to ensure the mortgage survey has been carried out and chase the issue of mortgage offer.
  • Make an appointment to visit the development to make your choices (if applicable).
  • Contact your solicitor to arrange an appointment to sign the contact and pay the 10% deposit. This must be in the form of cleared funds, for example a banker's draft or building society cheque.
  • Contact all parties in the chain to monitor progress in order to achieve the exchange deadline.
